Shell & Core property inspections 

         With over 15 years of hands-on experience building luxury single-family homes, I provide shell and core inspections that speak the language of high-end real estate. Using precise drone photography, we document the full exterior shell—from rooflines and windows to siding, decks, and site drainage, so you and your buyers see issues before they become surprises. At the same time, we perform detailed flood-to-ceiling interior inspections, We carefully inspect every finished wall, ceiling, floor, window, door, and visible mechanical system to confirm the home is safe, functional, and truly move‑in ready.”

       LiDAR Checks House Elevations After Framing

A LiDAR-equipped drone flies around the framed house, capturing millions of 3D points (X, Y, Z)

LiDAR uses laser pulses to measure exact height of every point it hits (walls, roof, floors)

2. Point Cloud Generation

Software creates a millimeter-accurate point cloud (±6–10 mm) of the structure 

Each point includes elevation (Z-value), so you can measure floor/roof heights directly

3. BIM/CAD Modeling

Scan-to-BIM software converts point cloud to a 3D model with walls/floors

You can query elevations (e.g., "What’s the height of this wall at X,Y?") in the model 

4.Validation

Compare scanned elevations to design specs (e.g., "First floor should be 96" from foundation") 

If elevations deviate by >20 mm, you can adjust framing before drywall

Deliverables

  • LiDAR Drone Scan (interior + exterior) → millimeter-accurate point cloud (±6–10 mm) [1][2]

  • Thermal Imaging Survey → Identifies hidden defects (moisture, insulation gaps, HVAC leaks) [5]

      Scan-to-BIM Modeling → Revit-ready BIM model with walls, floors, ceilings

Point Cloud=RCP, E57, LAS/LAZ= Raw 3D data for further analysis  

BIM Model= Revit (.RVT), IFC, OBJ= Design, clash detection, MEP coordination
